Inside look at Pebble Beach community

Many people get confused about the difference between Pebble Beach the resort and Pebble Beach the community. The small community is home to about 4,500 people. The private neighborhoods are considered to be part of a city, but are a special district.

“It’s an unincorporated area so all the roads are private they’re owned by the Pebble Beach company. We’re a community services district so we provide a lot of governmental services,” said Mike Niccum, general manager with the Pebble Beach Community Services District (PBCSD).

The PBCSD provides Pebble Beach with fire services from Cal Fire, garbage collection, and waste services to name a few.

“Our biggest concern is to keep the waste water pump stations that are located on the ocean from overflowing into the ocean,” said Niccum.

That’s not the only concern for residents. There’s 75 miles of road in Pebble Beach and residents said traffic can be an issue.

“There were complaints from the residents that there are high speed travels and you know and it turns out that many times the violators are the residents themselves,” said Kamlesh Parikh, president of Del Monte Forest Property Owners.

There are 40 homes that sit along the coast of Pebble Beach, and about a third of them have the golf course as their backyard. The price to be a part of the community anywhere from $10 to $50 million. Most of the residents feel it’s a small price to pay for their one of a kind views of the ocean.

“We’ve been blessed with the weather the climate and the ocean with five minutes walk to the ocean,” said Parikh.
