MARINA, Calif. (KION) The Marina City Council has issued a temporary eviction moratorium for residential and commercial tenants affected by the coronavirus pandemic.

The eviction halt was approved in hopes of protecting renters and preventing evictions or rent increases for those who have lost work or income due to coronavirus.

"In the interest of public health and safety, as affected by the emergency caused by the COVID-19 pandemic, it is important that we do everything possible to make sure our renters, homeowners and businesses are as safe and secure as possible during this COVID-19 pandemic," said City Manager Layne Long.

The moratorium prevents evictions if it is due to nonpayment of rent or a foreclosure related to a substantial decrease in household or business income. That can include a decrease in income caused by layoffs or a reduction in work hours. For businesses, that can include a decrease in income caused by a reduction in hours of operation or consumer demand. For it to apply, the losses must be caused by the coronavirus pandemic or any local, state or federal government response related to coronavirus and be documented.

The moratorium does not mean the tenant does not have to pay rent, and a landlord can recover rent that is due.
